The schematic design is further enhanced and refined and an outline of preliminary specifications is established. The design development drawings illustrate and describe the refinement of the design of the project, and establish the scope, relationship, and appearance of the project by means of floor plans, sections, elevations and basic material selection.

During this phase, we will develop the approved schematic design into more detailed drawings.

Refined site plans, floor plans, elevations, and wall sections will be prepared. Mechanical,

electrical, and structural systems will be investigated along with their integration into the building. Material selections for flooring and ceiling systems, as well as interior and exterior surfaces will be made at this time.  In addition, consultation will begin with respect to the selection of appliances

and electrical and plumbing fixtures.

At the conclusion of this study, we will deliver the following:

• Floor plans, sections, exterior elevations and basic material selection

• Outline preliminary specifications

• Refined project design

• Interior specifications

• Coordination of owner-supplied data
